Landlord and Tenant Board

Landlord or Tenant — We Handle the LTB.

Eviction, unpaid rent, maintenance, illegal entry, rent increases — the LTB is where Ontario's rental disputes get decided. We represent both sides, and we know the board.

Who We Represent

Both Sides of the Lease.

We deliberately represent both landlords and tenants — because the LTB is a statute-driven tribunal, and the law is the law regardless of which side of the lease you sit on. What matters is whether the Residential Tenancies Act was followed.

That said, we'll only take your file if we genuinely think we can help. If your case is weak, we'll tell you at the consultation — for free.

How LTB Hearings Actually Go

What to Expect on Hearing Day.

LTB hearings are currently held mostly by video*, scheduled in blocks. The adjudicator is a Member of the LTB, not a judge. The rules of evidence are relaxed, but preparation matters: witness statements, photos, receipts, lease documents, communications.

We prepare your evidence bundle, attend with you (or on your behalf), and handle cross-examination and submissions.

Flat Fee Per Application or Hearing.

Flat-fee pricing per application or hearing* — multi-stage matters quoted at consultation.

LTB FAQ

What Landlords and Tenants Ask Us Most.

It varies with the board's backlog — L1 hearings commonly take several months from filing*. T-applications can take longer. We'll give you a current estimate at the consultation.

No. Evictions in Ontario require an LTB order and a Sheriff's enforcement. No landlord can legally lock you out or remove your belongings without one.

Rent continues to accrue. Landlords should document every missed payment.

One-party consent is legal in Canada for audio. The LTB can accept recorded evidence if authenticity can be established.

Conduct that substantially interferes with normal use of the unit — harassment, illegal entry, noise, utility shutoffs, removal of amenities.
